R&A Inc. selects markets based on one core question: where is industrial demand growing faster than supply? We focus on Sun Belt corridors with strong logistics infrastructure, expanding workforces, and a shortage of purpose-built industrial space. Texas is our home base. California and Arizona are next.

Alvarado, TX | Johnson County
Alvarado sits at the southern edge of the Dallas-Fort Worth Metroplex, one of the fastest-growing industrial markets in the country. Direct access to I-35W places our tenants within a short drive of major DFW distribution hubs and gives them the highway frontage that logistics operations demand. We broke ground here first because the fundamentals were undeniable.
Five buildings are currently available along E. Hwy. 67. Further development is actively underway in Alvarado, with an additional phase currently being planned to meet continued demand in the corridor.

Inland Empire Region | Site Selection Underway
California represents one of the most supply-constrained industrial markets in the nation. Vacancy rates in key logistics corridors have remained historically low, and the cost of building new product has kept new supply limited. R&A Inc. is evaluating sites in the region with the intention of replicating the same purpose-built approach we use in Texas.

Supply Gap
We look for markets where demand for industrial space is outpacing the available supply. Low vacancy and limited new construction create the right conditions for the type of product we build.
Logistics Infrastructure
Every site we evaluate must have proximity to major highway corridors. Our tenants move product. Their buildings need to be positioned where trucks can get in, get loaded, and get out efficiently.
Long-Term Growth
We build to hold. That means we only enter markets where we believe population growth, business expansion, and economic development will sustain strong occupancy for years to come.
